RTD abandoned the bus stops and lot at El Rancho in 2022, a direct outcome of the proposed development at the time that wanted to take over this location for commercial use while not providing RTD with a comparable replacement facility (see 'RTD El Rancho bus service lost' under the Archive tab). After abandoning this location, RTD's response was, "Just drive to another lot." When RTD did not renew their lease, CDOT assumed responsibility for it. CDOT has said that they do not want to maintain the lot and in December 2024 began discussing disposing of this asset.
This lot is centrally located at a major intersection and creates a public resource with low impact on local traffic. It is sited on a local road that serves as an emergency response route, regionally important bike path segment, residential road, and access route to a major CDOT maintenance facility. It is along an active bus route, as well as within the RTD FlexRide service area and passed by Clear Creek County's daily Roundabout shuttle. County planning refers to this lot and future multimodal connectivity at the El Rancho Activity Center specifically, and that mixed use Activity Centers like the ERAC should be associated with mobility hubs (this lot was designed into the intersection in 1994). Recognizing Community Use assets in the ERAC, including this lot, in County mapping was supported through our petition in 2024 (see Initiatives) as a contribution to the still evolving Together Jeffco planning process.
There is nowhere else in the ERAC where public parking could be developed with comparable qualifications. (The new 40-space CDOT Pegasus shuttle lot, 3/4 mile to the west at exit 251 and not in the ERAC, does not have the same potential for connectivity and serves only itself.) Curb-to-curb, including all pedestrian access, this facility occupies about 0.82 acre; after reserving right-of-way, the disposed area would be just 0.47 acre. Instead, maintaining this 36-space lot intact at this location would serve those who already use it (it is half or more full most weekdays, and often full on weekend days), and keep this space available for a future time when RTD may choose to reinstate service to this major crossroads and the largest contiguous commercial area in Evergreen.
Open Petition (until 4/15/2025): Keep the El Rancho Park-n-Ride lot open
Disposing of this lot would contradict planning and transit goals, waste existing investment, and limit alternative transportation options at this strategic location. CDOT's disposal process is conducted out of the public eye. No notice is posted or published and there is no public comment allowed until the end of the process when CDOT's decision goes to the Transportation Commission. This petition will be submitted to CDOT and the Transportation Commission when public comment is allowed.
Over 6 weeks, 190 people responded that they use and value the El Rancho Park-n-Ride lot. They come from a wide area of the Denver Metro and Foothills, in addition to the local Evergreen area.
Some say they miss the availability of bus service, while many still use the lot to commute by carpooling. Many more use the lot to meet for ridesharing to the mountains. The lot's convenient, central location is an important factor to its frequent use.

It makes much more sense as a preferred park-n-ride because of these establishments and combined trips. The new lot is great for overflow, but it should by no means completely replace the El Rancho lot… Please do not the El Rancho Park-n-Ride go. This RTD space is convenient and encourages carpooling.
The "new" PnR that was built with an approximate cost of 4M dollars for an added 4 spaces (so 1M a space….how is that a good use of taxpayer dollars). It is in an inconvenient location and is designed to serve CDOTs bus traffic to and from the mountains. That lot does nothing for actual Evergreen residents that have used the El Rancho PnR for carpooling and other transportation uses for decades. It is well used still….even though they have stopped bus service that was essential to some of the residents for commuting down the hill. That lot needs to remain as a public use amenity. The taxpayers paid for it and should not have to bear the burden of its disposal to make way for more development which I assume is the plan. What? Another gas station? Maybe fast food?
My friends and I use this lot frequently for carpooling. We live in Evergreen and all my friends and family that live in Denver reduce traffic on I70 by using this lot as a rendezvous. It would be a major shame if this went away!

The parking lot is next to Alpine search and rescue which volunteers need to park and ride in response vehicles to rescue missions.
Because I live nearby, I'm usually the driver who meets people from Evergreen to go to Denver. The lot's location involves no extra driving or backtracking, right off of Hwy 74 and right onto I-70. It is the obvious, best location for public parking in this area to serve the surrounding population, as well as meet local/regional transit routes.

RTD El Rancho bus service lost (8/2022): The developer planned to relocate the RTD El Rancho Park-n-Ride lot to a distant location within the proposed development. For six months (2-7/2021), RTD negotiated with the developer to maintain a facility equal to or better than what it already had at El Rancho, but the developer repeatedly would not accommodate the design criteria (including pedestrian access, ADA compliance, number of spaces, and central location) that RTD stipulated in detail. RTD believed that its only recourse was to abandon the site altogether. RTD planners decided in 9/2021 to abandon the El Rancho stops and close the PnR; they subsequently used "low ridership" as the public excuse for doing so on 8/21/2022.
This decision worked in the developer's interest, and subsequently (12/2022) the developer omitted any plan to accommodate public transit at El Rancho while persisting with his intention to destroy the PnR and replace it with a commercial property. The subsequent withdrawal of the original rezoning application and negative County response to relocating Rainbow Hill Road (4/2023) have effectively nullified any remaining ambition to appropriate the PnR for development. Meanwhile, the PnR continues to be used but is no longer being maintained, and there continues to be no bus service at El Rancho. This decision by RTD would not have been made otherwise, and this loss for the community is a direct consequence of the developer's proposal and conduct.
